Additional dwelling units are the biggest shift in Ontario residential construction in a generation — garden suites, laneway homes, basement apartments, and garage conversions are now permitted in most municipalities. The zoning headlines get the attention, but it's the structure that decides whether your ADU is straightforward or expensive. Here's what to know before you design.
New-build ADUs and laneway homes
A detached garden or laneway suite is a small house, and it needs everything a house needs: a foundation designed for your soil, framing designed for snow and wind, and full permit drawings. Small buildings aren't proportionally cheaper to engineer — a 600 sq ft laneway home has most of the same drawing package as a 2,000 sq ft house. The good news: small spans and simple forms mean the structure itself can be very economical if it's designed, not guessed.
Garage-to-ADU conversions
Converting a detached garage is popular because the shell already exists — but garages were built as garages. The usual structural upgrades: the slab and footings often need verification or underpinning for habitable use and frost protection, walls may need reinforcement once you cut new window and door openings, and the roof structure frequently needs work to carry insulation, drywall, and code snow loads. None of this is a dealbreaker; all of it needs to be confirmed before you budget.
The cheapest ADU is the one engineered before the first quote — not re-engineered after the first surprise.
Basement suites
Basement apartments live or die on ceiling height and egress. If your basement is short — common across the GTA's older stock — underpinning or bench footings are how you get to legal height (we've written a full guide comparing the two). New egress windows in foundation walls also need engineered lintels and, sometimes, wall reinforcement.
Whatever form your ADU takes, the path is the same: confirm the structure early, get sealed drawings, and let the permit process work for you instead of against you. We quote ADU projects the same day.
